Overview of Halcyon House
Halcyon House is a striking period property overlooking the River Dart, combining some of Dartmouth's finest river views with the space and flexibility needed for a large family or group holiday. Sleeping 12 across six bedrooms, it is particularly well suited to several generations or two families sharing because the accommodation includes two kitchens, two living areas and bedrooms spread across two upper floors. Explore our full range of large holiday cottages in Dartmouth here.
The location is one of the biggest reasons to choose it. Dartmouth's waterfront, independent shops, restaurants, cafés and pubs are just over a ten-minute walk away, while Warfleet Creek is only a few minutes from the house. Continue along the water and Dartmouth Castle, Sugary Cove and some excellent riverside and coastal walking are also accessible on foot.
Inside, original period details sit comfortably alongside more contemporary furnishings. The first floor is home to the main sitting room, where large bay windows and a river-facing balcony make the view a constant part of the stay. Downstairs, the separate dining room can accommodate all 12 guests when additional chairs are brought in, making it a natural setting for family dinners and celebrations.
The top floor almost feels like a second apartment, with another kitchen, dining area and lounge opening onto its own balcony. This is particularly useful when two families are sharing or when teenagers and adults would appreciate different places to relax.
Several bedrooms also enjoy river views and private balcony access, while the landscaped terraces at the rear provide further places to sit outside.
For groups wanting to enjoy Dartmouth on foot while still having plenty of room at home, Halcyon House offers a rare combination of space, views and town-centre convenience.

That arrangement gives grandparents, another family unit or older children somewhere more independent without separating them from the rest of the group.

Location & Things to Do Near Halcyon House
Halcyon House sits above Warfleet on the southern side of Dartmouth, giving guests wonderful River Dart views while keeping the town's waterfront within walking distance.
Dartmouth itself is one of South Devon's most attractive waterside towns. The harbour is busy with sailing boats, ferries and pleasure cruises, while the streets behind the waterfront are filled with independent shops, cafés, pubs and restaurants. For a large group, being able to walk into town makes meals out and evenings by the river considerably easier.
Warfleet Creek is only a few minutes from the house and offers a much quieter waterside setting. Continue along Castle Road and the route leads towards Dartmouth Castle, which has guarded the entrance to the Dart for centuries. Sugary Cove lies nearby and provides a small secluded beach that can be combined with a walk around the castle and headland.
The South West Coast Path continues beyond Dartmouth towards Stoke Fleming and Blackpool Sands. Blackpool Sands is approximately three miles away and is one of the best-known beaches in South Devon, backed by wooded hills and particularly popular for swimming and family days beside the water.
The River Dart itself provides plenty of possibilities. Boat trips run upstream towards Dittisham and Totnes, while the passenger ferry across to Kingswear connects with the Dartmouth Steam Railway. This makes it easy to combine a river crossing with a heritage rail trip towards Paignton.
For walkers, the National Trust countryside around Little Dartmouth offers open coastal scenery and routes above the mouth of the Dart. A little farther afield, the beaches and villages around Start Bay provide another rewarding day out.
With the waterfront, castle, river trips and coastal walks all close by, Halcyon House is particularly well placed for groups who want to explore Dartmouth without relying on the car every day.
