Overview of Ash Tree House

Ash Tree House is a large detached holiday home sleeping nine in Salcombe, positioned high enough above the town to enjoy attractive estuary views while keeping the waterfront, shops and restaurants within easy walking distance. View more large and luxury holiday homes in Salcombe here.

The accommodation is spread across three levels. Three bedrooms and the family bathroom occupy the ground floor, the main social spaces are on the first floor and the top floor contains the principal king bedroom with en-suite bathroom alongside a single bedroom. This layout works particularly well for two families or a larger family group wanting bedrooms distributed across different parts of the house.

The first floor is where Ash Tree House comes into its own as a group holiday home. A separate lounge and dining room both open through bi-fold doors onto the large balcony deck. The dining table seats up to ten, so all nine guests can sit together comfortably, while the balcony has a large L-shaped outdoor sofa, table and sun loungers overlooking Salcombe and the estuary.

There is further outdoor space at ground level, including a front terrace and rear terrace with dining furniture and charcoal barbecue.

The location makes it easy to enjoy Salcombe without relying on the car. A Co-op is approximately 150 yards away and the town's shops, cafés, pubs and restaurants are less than five minutes' walk. North Sands and South Sands are around a mile away, while passenger ferries provide easy access to the beaches around East Portlemouth.

Guests should be aware that Ash Tree House is reached by 37 stone steps from the private parking area to the front door.

Who is Ash Tree House Best For?

Ash Tree House is particularly well suited to two families sharing because the five bedrooms provide a useful combination of king, double, twin and single accommodation.

Three bedrooms are grouped together on the ground floor, including a king, double and twin. The principal king bedroom is two floors above and has its own bathroom, giving one couple a more private part of the house.

The additional single bedroom on the top floor takes the overall capacity to nine without relying on a sofa bed or temporary sleeping arrangement.

Families with teenagers should also appreciate the central location. Salcombe's waterfront, shops and places to eat can be reached in minutes, reducing the need to organise a car journey every time part of the group wants to head into town.

The significant flight of stone steps between the driveway and front door is an important consideration, making Ash Tree House better suited to guests who are comfortable with steps.

Why is Ash Tree House a Great Large Holiday Home?

  • Sleeps nine across five proper bedrooms

  • Two separate outdoor terraces in addition to the balcony
  • Private driveway parking for up to three cars
  • Two dogs welcome, with more considered by arrangement

Location & Things to Do Near Ash Tree House

Ash Tree House gives a group the advantage of staying within walking distance of central Salcombe while enjoying an elevated position above the town. Fore Street, the waterfront and the surrounding lanes are packed with independent shops, galleries, cafés and restaurants, so days can begin with a walk into town rather than a search for parking.

Salcombe's sheltered estuary is one of South Devon's best locations for getting onto the water. Sailing is central to the town's identity, while kayaking and paddleboarding provide easier ways for families and beginners to explore the creeks and shoreline. Boat trips and passenger ferries also make the estuary part of the local transport network rather than simply a view.

For a beach day, North Sands and South Sands are both around a mile from the house. North Sands is a sheltered sandy cove with shallow water at lower tides, while South Sands is another popular family beach and a starting point for seasonal ferry trips back towards central Salcombe.

The passenger ferry across the estuary opens up another string of sandy beaches around East Portlemouth. Small's Cove, Mill Bay and Sunny Cove can be combined with a coastal walk, while the South West Coast Path continues towards Gara Rock and, for stronger walkers, Prawle Point.

On the Salcombe side, walkers can follow the coast towards Bolt Head, East Soar and Soar Mill Cove. A longer circular route from North Sands towards Soar Mill Cove covers around 6.6 miles and includes cliff scenery, countryside and extensive coastal views.

Overbeck's Garden near South Sands offers another rewarding outing from March to October, with subtropical planting and views across the estuary. The house itself remains closed for conservation work, but the garden continues to welcome visitors.
