Overview of 1 Kings Cottages

1 Kings Cottages is a spacious and stylish holiday home in one of the most convenient positions in Salcombe. Set just back from Fore Street, it puts the town's waterfront, independent shops, pubs, restaurants and passenger ferries within a few minutes' walk while still enjoying a quieter setting away from the busiest streets. View our full selection of large holiday homes in Salcombe here.

Sleeping eight across four bedrooms, the house works particularly well for families. A super king-size bedroom is tucked away on the ground floor, the principal king-size suite is on the first floor and the upper level has a twin bedroom alongside a bunk room for two children. The property therefore accommodates a maximum of six adults plus two children.

Two separate reception rooms give a full group plenty of space. One provides a comfortable sitting room for quieter evenings, while the second lounge shares the first floor with the kitchen, dining area and principal bedroom. This flexibility is particularly useful when adults and children want to spend time separately.

The house also has two outdoor areas, offering places to sit outside despite its very central position. A designated parking space is another considerable advantage in Salcombe, where much of the town is best explored on foot.

The East Portlemouth ferry is approximately 200 yards away, making it easy to cross the estuary to sandy beaches including Fisherman's Cove, Small's Cove and Mill Bay.

For families wanting a large Salcombe holiday home where the car can stay parked for much of the week, 1 Kings Cottages is exceptionally well placed.

Bedrooms & Bathrooms at 1 Kings Cottages

1 Kings Cottages has four bedrooms spread across all three floors of the house.

This separation gives different parts of the group a little extra privacy and works particularly well for two families or grandparents sharing with parents and children.

Group Accommodation Layout

Floor Bedroom Sleeping Arrangement Bathroom
Ground Floor Bedroom 1 Super king-size bed Shower room adjacent
First Floor Bedroom 2 King-size bed Ensuite bathroom
Second Floor Bedroom 3 Two single beds Family bathroom
Second Floor Bedroom 4 Bunk beds Family bathroom

The ground-floor super king bedroom sits away from the other sleeping accommodation and has a shower room immediately beside it.

The principal bedroom is reached from the first-floor lounge and has its own television, wardrobe and ensuite bathroom.

On the top floor, the twin and bunk bedrooms sit beside the family bathroom.

How does the layout work for a group of 8?

The arrangement works particularly well for two families.

Two couples can take the super king and king-size bedrooms, while children can divide between the twin and bunk rooms upstairs.

Grandparents can also use the ground-floor bedroom and adjacent shower room, giving them more separation from the upper bedrooms.

Because the bunk room is intended for children, parties should include no more than six adults.

Bathroom Layout

1 Kings Cottages has three bathrooms.

  • Ground-floor shower room with shower, WC and basin
  • First-floor ensuite bathroom with bath and shower over
  • Second-floor family bathroom with bath and shower over

Having facilities on every sleeping level is particularly useful for a full house.

Location & Things to Do Near 1 Kings Cottages

1 Kings Cottages is right in the heart of Salcombe, making it an excellent choice for groups who want to enjoy the estuary, beaches, shops and restaurants without relying on the car every day.

Fore Street and the waterfront are only moments away. Salcombe has a strong collection of independent shops, cafés, pubs and restaurants, while Whitestrand is the centre of much of the town's boating activity. Sailing, kayaking and paddleboarding are all popular around the estuary, with equipment hire, tuition and boat trips available locally.

The East Portlemouth passenger ferry is approximately 200 yards from the house. Cross the estuary and a string of sandy beaches stretches along the opposite shore, including Fisherman's Cove, Small's Cove and Mill Bay. These sheltered beaches are particularly appealing for swimming, paddling and relaxed family days beside the water.

North Sands is another easy option on the Salcombe side of the estuary, while South Sands sits farther around the coast and has its own seasonal ferry connection with the town. Both beaches are popular for watersports as well as swimming.

Walkers have excellent choices too. The South West Coast Path continues from South Sands around Bolt Head and through the National Trust countryside at East Soar, with dramatic open-sea views and routes towards secluded Soar Mill Cove.

The wider South Hams is also easy to explore. Hope Cove, Thurlestone and Bantham provide more beaches and coastal walks, while Kingsbridge is approximately six miles away for supermarkets, markets and additional restaurants.
