Overview of Arran
Arran is a handsome four-bedroom period house sleeping eight in East Portlemouth, with one of the standout waterside settings around the Salcombe Estuary. Positioned above the shoreline, the house looks directly across the water towards Salcombe and upriver towards Kingsbridge and South Pool, with impressive views from the living spaces, several bedrooms and the gardens. Its location is particularly special for a family beach holiday. Arran has private access down uneven steps to Ditch End Cove, a private beach in which the property has part ownership. At low tide, Ditch End Beach can also be reached from the public footpath directly opposite the drive. Mill Bay and the sandy coves of East Portlemouth are close by, so reaching the water rarely requires getting into the car.
Inside, the house has a traditional and comfortable feel. A separate lounge with an open fire provides a relaxed evening space, while the spacious dining room seats all eight guests and makes the most of the estuary outlook. The kitchen has another table for four and a utility room provides useful drying space for wetsuits after days on the beach or water.
Four first-floor bedrooms provide a mixture of double, twin and single sleeping arrangements, supported by a bathroom and separate shower room.
The passenger ferry to Salcombe is approximately 280 yards away, putting its shops, restaurants and harbour within easy reach. In the opposite direction, the South West Coast Path leads towards Mill Bay, Gara Rock and the wild coastline around Prawle Point.

Who is Arran Best For?
Arran works particularly well for families who want beaches, walking and time on the estuary to form the centre of the holiday.
The bedroom layout provides a king-size room, double room, twin room and single room. The twin bedroom also contains additional pull-out sleeping options, allowing the property to accommodate its full group of eight while keeping the overall occupancy within the advertised limit.
For two families sharing, the king and double rooms are natural choices for parents, while the twin and single accommodation can be divided between children and teenagers.
Walkers should find the position equally appealing. The South West Coast Path is accessible from East Portlemouth, with sandy coves, Gara Rock and more demanding routes towards Prawle Point all available without first driving elsewhere.
The house does involve a number of steps from the parking area, and the private steps down to Ditch End Cove are uneven, so guests should be comfortable with this type of access.

Bedrooms & Bathrooms at Arran
Arran sleeps eight across four first-floor bedrooms. The main sleeping arrangement consists of a king-size bedroom, double bedroom, twin bedroom and single bedroom, with additional pull-out sleeping provision in the twin room.
The house has a family bathroom and separate shower room on the same floor, together with a separate WC downstairs.
Group Accommodation Layout
| Bedroom | Sleeping Arrangement | Bathroom |
|---|---|---|
| Bedroom 1 | 5ft king-size bed | Shared bathroom or shower room |
| Bedroom 2 | 4ft 6in double bed | Shared bathroom or shower room |
| Bedroom 3 | Two 3ft single beds with additional pull-out beds | Shared bathroom or shower room |
| Bedroom 4 | 3ft single bed | Shared bathroom or shower room |
The main bedroom has a 5ft king-size bed and enjoys impressive views over the estuary.
Bedroom 2 has a 4ft 6in double bed and dual-aspect outlook, including views towards the water.
Bedroom 3 has two full-size 3ft single beds together with trundle and fold-out sleeping provision. The room also enjoys dual-aspect garden and estuary views.
Bedroom 4 has a 3ft single bed and looks over the rear garden.
How does the layout work for a group of 8?
For two families, the king-size and double bedrooms provide comfortable rooms for parents, while the twin and single bedroom can accommodate the remaining guests using the additional sleeping provision in the twin room where required.
The arrangement is particularly suited to families with children and teenagers rather than four couples, as only two bedrooms provide conventional double accommodation.
For reduced-occupancy bookings, the master bedroom and twin room are normally prepared unless a different combination is requested when booking.
Bathroom Layout
The first floor has a shower room with shower cubicle, basin and WC.
There is also a separate family bathroom with bath, handheld shower, basin and WC.
A further cloakroom with WC and basin is positioned on the ground floor.
Facilities & Information at Arran
Arran's main rooms make the most of its position above the estuary. The separate sitting room has glazed patio doors facing the water, two two-seater sofas, an armchair, television and DVD player. An open fire gives the room additional appeal during autumn and winter stays.
The spacious dining room has seating for all eight guests and further estuary views, creating an attractive setting for long family meals without taking over the lounge.
The kitchen includes an electric cooker, ceramic hob, fridge, separate freezer, dishwasher and Nespresso coffee machine. A smaller table seats four for breakfast or informal meals.
A separate utility room is especially useful for an active coastal holiday. Alongside the sink, washing machine and tumble dryer, there is hanging space for drying wetsuits and beach equipment.
Outside, the mature terraced garden has two level lawn areas separated by planted banks. Outdoor seating and a barbecue allow guests to eat while looking across the water. Because the garden is terraced, children should be supervised.

Location & Things to Do Near Arran
East Portlemouth occupies the quieter eastern shore of the Salcombe Estuary, giving guests at Arran an unusual combination of peaceful beaches and immediate access to one of South Devon's liveliest waterside towns. The passenger ferry is approximately 280 yards away and runs across to Salcombe throughout the year, making lunches, shopping and evenings in town possible without a long drive around the estuary.
The immediate coastline is one of the strongest reasons to stay here. Ditch End Cove is directly below Arran, while Small's Cove, Mill Bay and Sunny Cove provide further stretches of golden sand along the estuary. Mill Bay is particularly popular with families, with sheltered water, rock pools and views across towards Salcombe.
Walking begins almost from the door. The South West Coast Path passes East Portlemouth and continues past Mill Bay towards Gara Rock. A circular walk of roughly 3.5 to 4 miles takes in woodland, beaches and open coastal scenery, with Gara Rock providing a good stopping point for food or drinks.
Stronger walkers can continue east towards Prawle Point, Devon's most southerly point, where the coastline becomes wilder and more exposed. East Prawle sits a little inland and provides a useful pub, café and village stop on longer walking days.
Across the estuary, Salcombe offers sailing, paddleboarding, kayaking, independent shops and a wide selection of restaurants and cafés. Passenger ferries and water taxis also make it easy to explore the harbour without relying on the car.
Kingsbridge is around nine miles away by road for supermarkets, shops, restaurants and further watersports at the head of the estuary, while Dartmouth makes an attractive longer day out along the coast. Arran therefore combines a peaceful beachside setting with exceptional access to both the estuary and wider South Hams.
