See all of our large holiday homes in Kingsbridge for group holidays here.
The three properties, Larkrise, Meadow Bank and Estuary Reach, sit close to the head of the Kingsbridge Estuary, with attractive views across the water and town. Each house has its own terrace or balcony, so there is plenty of space for relaxed breakfasts, evening drinks and time outdoors.
The location is a real highlight. Kingsbridge town centre is only around a two-minute level walk away, putting shops, cafés, pubs, restaurants and the quay close at hand. It is easy to leave the cars parked and enjoy the town on foot, while Salcombe, Bantham, Hope Cove, Thurlestone and South Milton Sands are all within easy reach for beach days, watersports and coastal walks.
With ten bedrooms, ten bathrooms, three kitchens and several living areas between the houses, Tumbly Hill works especially well for milestone birthdays, extended family holidays and groups who want to spend time together without feeling crowded.
Parking for six cars and EV charging add to the convenience, while the estuary setting gives the whole stay a strong South Devon feel. For larger groups looking for flexibility, privacy and a central base for exploring the South Hams, Tumbly Hill offers something genuinely different from a single large holiday house.

Who is Tumbly Hill Best For?
Tumbly Hill is particularly useful when a large group wants to holiday together without sharing every part of the accommodation.
Three households could each take a separate townhouse, grandparents could have their own quieter property or a group of couples could divide themselves between houses while meeting for days out and evenings together.
The unusually high bathroom provision is another advantage. Every property has several bathrooms, and many bedrooms have private ensuite facilities, making the arrangement much easier for adult groups than houses where ten bedrooms rely on only three or four bathrooms.
Its central Kingsbridge position also works for groups with different interests. Some guests can walk into town, others can head onto the estuary and different parts of the group can make independent plans without everyone needing the same car.

Bedrooms & Bathrooms at Tumbly Hill
The ten bedrooms are divided between the three houses, with four in Larkrise and three each in Meadow Bank and Estuary Reach.
All bedrooms use king-size beds, giving Tumbly Hill a particularly adult-friendly configuration compared with large family properties that rely heavily on bunks or children's beds.
Group Accommodation Layout
| Property | Bedroom | Sleeping Arrangement | Bathroom |
|---|---|---|---|
| Larkrise | Bedroom 1 | 5ft king-size bed | Ensuite shower room |
| Larkrise | Bedroom 2 | 5ft king-size bed | Family bathroom nearby |
| Larkrise | Bedroom 3 | 5ft king-size bed | Ensuite shower room |
| Larkrise | Bedroom 4 | 5ft king-size bed | Family bathroom nearby |
| Meadow Bank | Bedroom 1 | 5ft king-size bed | Ensuite shower room |
| Meadow Bank | Bedroom 2 | 5ft king-size bed | Family bathroom nearby |
| Meadow Bank | Bedroom 3 | 5ft king-size bed | Family shower room nearby |

| Estuary Reach | Bedroom 2 | 5ft king-size bed | Family bathroom nearby |
| Estuary Reach | Bedroom 3 | 5ft king-size bed | Family shower room nearby |
Several bedrooms look towards the estuary, while others face the quieter lane behind the development.
Larkrise has four bathrooms serving its four bedrooms. Meadow Bank and Estuary Reach each have three bathrooms for three bedrooms.
How does the layout work for a group of 20?
The arrangement is especially straightforward for adult groups because every one of the ten bedrooms sleeps two people in a king-size bed.
A group of ten couples could therefore stay without anyone using bunk beds, sofa beds or temporary sleeping arrangements.
For a family gathering, the three-house layout also makes room allocation easier. One family could occupy Larkrise while two smaller households take Meadow Bank and Estuary Reach, creating natural boundaries between each part of the group.
Because every house is self-contained, guests can also follow different morning routines without creating pressure on a single kitchen or bathroom area.
Bathroom Layout
Tumbly Hill provides ten main bathrooms across the three properties.
Larkrise has two ensuite shower rooms and two family bathrooms. Meadow Bank and Estuary Reach each have an ensuite shower room, family bathroom and additional family shower room.
Each house also has a separate WC on the ground floor.
For a property sleeping 20, this bathroom-to-bedroom ratio is a particularly strong practical feature.
Facilities & Information at Tumbly Hill
Each townhouse has its own kitchen and utility facilities, so food preparation, refrigeration and laundry are distributed across the three properties rather than concentrated in one communal area.
All three kitchens include an oven, hob, combination microwave, fridge freezer and dishwasher, with breakfast-bar seating as well as a dining table.
Larkrise has the largest ground-floor social space, combining kitchen, dining and lounge areas with doors onto its terrace. Upstairs is an additional lounge with an L-shaped sofa, Smart TV, feature fire and balcony.
Meadow Bank and Estuary Reach each have a first-floor living room with Smart TV, feature fire, estuary outlook and balcony. Their kitchens and dining spaces remain downstairs beside their terraces.
Laundry facilities are available in every property, making longer group stays considerably easier to manage.

Location & Things to Do Near Tumbly Hill
Kingsbridge sits at the head of the Kingsbridge-Salcombe Estuary and is one of the most practical bases in the South Hams for a large group. Tumbly Hill is only a short level walk from the centre, so guests can reach shops, supermarkets, cafés, pubs, restaurants and the quay without organising transport.
The estuary itself provides much of the area's outdoor activity. Although commonly called an estuary, it is actually a flooded river valley with tidal water extending inland to Kingsbridge. Kayaking and stand-up paddleboarding are popular ways to explore its creeks, while sailing and boat trips open up longer journeys towards Salcombe.
Walkers can follow local routes towards Bowcombe Creek, where countryside paths give elevated views back across the water. Farther down the estuary, Snapes Point provides broad views towards Salcombe, Bolt Head and East Portlemouth.
Beach days can be completely different depending on which direction the group chooses. Bantham is known for surfing and a broad sandy shoreline, South Milton Sands combines rock pools and watersports with views of Thurlestone Rock and Hope Cove has two beaches in a traditional fishing village. East Portlemouth provides quieter sand on the opposite side of the Salcombe Estuary.
Salcombe itself is an obvious day out for sailing, harbour cruises, shopping and waterfront dining. Depending on seasonal services, travelling by boat from Kingsbridge can turn the journey down the estuary into part of the experience.
For poor-weather days, Kingsbridge has its own three-screen cinema and leisure centre, while the town's independent shops and food scene give guests useful alternatives to driving elsewhere.
Farther east, Start Point provides one of South Devon's most striking headland walks, with a lighthouse dating from 1836 and open coastal views across Start Bay.
