Overview of Saddlers Cottage

Saddlers Cottage is a charming three-storey townhouse sleeping eight in central Lymington, one of the New Forest's best-known coastal towns. Original features and individually themed bedrooms give the house plenty of personality, while its position close to Town Quay makes it particularly appealing to groups who want to leave the car behind for much of their stay. Find more holiday cottages for group holiday in Lymington here.

The ground floor combines a cosy sitting room with a wood-burning stove and a sociable kitchen diner warmed by a large gas-fired Aga. The dining table seats all eight guests, making this the natural place for breakfasts, family dinners and evenings together. A scullery adds extra kitchen space and the back door opens directly into the garden.

Four bedrooms are split evenly between the first and second floors. The arrangement includes two king-size rooms, one of which can be converted to twins, and two doubles. Because the sitting room is cottage-sized, the property is recommended for no more than six adults, making it particularly suitable for families rather than four adult couples.

Outside, the south-west facing garden slopes gently upwards to a seating area overlooking the lawn and catches plenty of afternoon and evening sun.

Lymington adds considerably to the appeal. The Georgian High Street, harbour, restaurants, cafés and Saturday market are all within easy reach, while the sea wall provides excellent walking towards the Keyhaven marshes. The open New Forest and South Coast beaches are also close enough for easy day trips.

Who is Saddlers Cottage Best For?

Saddlers Cottage is particularly well suited to families and mixed-age groups. Although it sleeps eight, the cottage-sized sitting room means the recommended maximum is six adults.

Two families can use the two king-size bedrooms for parents, leaving the two double rooms or flexible king/twin arrangement for children and teenagers. The zip-and-link bedroom on the second floor adds useful flexibility when siblings or friends prefer separate beds.

The central location is another major advantage for families. The quay, shops, pubs and restaurants are all within a short walk, while Lymington Town railway station is only around 0.3 miles away.

Guests should be aware that the cottage has steep stairs to both upper floors, so it is better suited to groups who are confident using stairs throughout their stay.

Bedrooms & Bathrooms at Saddlers Cottage

Saddlers Cottage sleeps eight across four bedrooms divided between the first and second floors.

The sleeping arrangement includes a king and double on the first floor, with another flexible king or twin and a double on the second floor. One bathroom serves each floor.

Group Accommodation Layout

Area Bedroom Sleeping Arrangement Bathroom
First Floor Bedroom 1, Sea 5ft king-size bed First-floor shower room
First Floor Bedroom 2, Heath 4ft 6in double bed First-floor shower room
Second Floor Bedroom 3, Beach 5ft zip-and-link king or twin Second-floor bathroom
Second Floor Bedroom 4, Forest 4ft 6in double bed Second-floor bathroom

Bedroom 1 has a 5ft king-size bed, built-in wardrobes and glimpses towards the river and sailing masts.

Bedroom 2 has a 4ft 6in double bed and hanging space.

Bedroom 3 occupies the second floor and has a 5ft zip-and-link king-size bed that can be converted into twins when requested. It also enjoys river views, although head height is reduced in parts of the room.

Bedroom 4 has another 4ft 6in double bed and built-in wardrobe.

How does the layout work for a group of 8?

For two families, the two king rooms are likely to work best for parents, with the remaining double rooms accommodating older children or teenagers.

The second-floor king can be split into twins, which adds another useful option for siblings or friends who prefer separate beds.

Because the property recommends no more than six adults, the layout is strongest for a family group containing children rather than four adult couples.

Guests should also factor in the steep cottage staircases between floors when deciding whether the property suits every member of their group.

Bathroom Layout

The first-floor shower room has a shower cubicle, basin and WC. There are steps around the bathroom entrance, including stairs directly in front of the door.

The second-floor bathroom has a slipper bath with handheld shower attachment, basin and WC.

The ground floor has a snug sitting room with two sofas, two pouffes, Smart TV and wood-burning stove. Its cosy scale suits relaxed evenings, particularly after a day walking the coast or exploring the New Forest.

The former saddlery outside has been retained as a useful utility space and contains the washing machine and tumble dryer. It can also be used for bicycle storage.

Location & Things to Do Near Saddlers Cottage

Saddlers Cottage puts guests right in the centre of Lymington, so the town itself can become a major part of the holiday rather than simply somewhere to visit by car. Cobbled Quay Hill leads down towards Town Quay, where fishing boats and yachts provide a constantly changing waterfront scene. The Georgian High Street has independent shops, cafés and restaurants, with the traditional Saturday market adding extra atmosphere each weekend.

Lymington's connection with the water runs much deeper than its marinas. Boat trips, sailing, kayaking and other activities can all be arranged locally, while the historic Sea Water Baths provide swimming and seasonal water-based activities during the warmer months.

For walkers, one of the best local outings starts from the town and follows the sea wall towards the Lymington and Keyhaven marshes. The coastal reserve covers almost 740 hectares of saltmarsh and mudflats and is particularly important for waders and other birdlife. Views stretch across the Solent towards the Isle of Wight and the Needles.

A ferry from Lymington Pier reaches Yarmouth on the Isle of Wight in around 40 minutes, making an island day trip particularly straightforward. The railway connection between Lymington Town and the ferry terminal also makes it possible to leave the car behind.

The New Forest provides a complete change of scenery inland, with Brockenhurst and miles of woodland and heathland within easy reach. For beach days, Milford on Sea is approximately three miles away, while sandy Highcliffe is around nine miles from the cottage.
