Old Farm Cottage sleeps eight across four ground-floor bedrooms. Two bedrooms have king-size beds for adults, while two smaller rooms each provide a standard single bed plus a pull-out bed designed for a child.

The sleeping arrangement is therefore best suited to a maximum of four adults and four children.

Group Accommodation Layout

Bedroom Sleeping Arrangement Bathroom
Bedroom 1 5ft king-size bed En-suite shower room
Bedroom 2 5ft king-size bed Family bathroom
Bedroom 3 3ft single bed plus pull-out child's bed Family bathroom
Bedroom 4 3ft single bed plus pull-out child's bed Family bathroom

Bedroom 1 has a 5ft king-size bed and its own private shower room.

Bedroom 2 has another 5ft king-size bed and uses the main family bathroom.

Bedrooms 3 and 4 are children's rooms. Each has a standard 3ft single bed with an additional pull-out bed underneath.

The pull-out beds are specifically intended for children. A linen charge applies when they are used unless guests bring their own suitable bedding.

How does the layout work for a group of 8?

The most natural arrangement is for two families, with the two king-size bedrooms used by parents and the two children's rooms sleeping up to four younger guests.

It can also work for grandparents travelling with a family, provided the total number of adults does not exceed four.

Because every bedroom, bathroom and living area is on one level, the cottage avoids the need for children or older guests to move repeatedly between floors.

Bathroom Layout

Bedroom 1 has an en-suite shower room.

The remaining three bedrooms use the family bathroom, which has a bath with shower over, basin and WC.

Both bathrooms are on the same floor as all four bedrooms.here.

The cottage is designed particularly well for family holidays. Two king-size bedrooms provide comfortable accommodation for adults, while two additional bedrooms each have a single bed and a pull-out child's bed. The maximum occupancy is therefore four adults and four children rather than eight adults.

Summer stays have an especially strong attraction in the private heated outdoor swimming pool. Set within its own gated area of the garden, it gives families somewhere to swim and relax without leaving the property. Sun loungers sit beside the pool, while the wider garden has a children's climbing frame, swings and slide.

Inside, the country-style kitchen leads through to a generous living and dining room with a log-burning stove and doors opening into the garden. The entire cottage is arranged on one floor, making it particularly convenient for families with younger children and groups where frequent use of stairs would be difficult.

Pilley itself has a community shop, post office and historic village pub, while Lymington is around three miles away for restaurants, independent shops, the harbour and ferries to the Isle of Wight. Old Farm Cottage combines one of the New Forest's best family facilities with a genuinely immersive forest setting.

Who is Old Farm Cottage Best For?

Old Farm Cottage is primarily a family property rather than accommodation for four adult couples. Two king-size bedrooms sleep four adults, while the third and fourth bedrooms each provide a single bed and a pull-out bed intended for children.

That arrangement makes it particularly suitable for two families sharing, with parents using the king bedrooms and children dividing between the two single rooms.

A multi-generational family can also make good use of the all-ground-floor layout, particularly where grandparents would prefer to avoid stairs. There is, however, a step between the parking area and entrance, so guests with specific mobility requirements should check the detailed access information before booking.

During the summer pool season, families wanting plenty to do at the cottage itself are especially well catered for, with swimming, the garden and children's play equipment providing entertainment between days exploring the New Forest.

Why is Old Farm Cottage a Great Large Holiday Home?

  • Private heated outdoor swimming pool for summer stays
  • Direct access to miles of open New Forest
  • Sleeps eight across four bedrooms
  • Entire property arranged on one floor
  • Mature garden with children's play equipment
