The main living level has a large kitchen and dining room with seating for ten, alongside a substantial lounge extending across the width of the house. Folding glazed doors open from the lounge onto a west-facing patio overlooking the valley, while a wood burner provides a focal point for cooler evenings.

Four bedrooms are grouped on the upper sleeping level, with a fifth king-size bedroom on the lower ground floor. Three bedrooms have king-size beds and two are twins, giving ten guests permanent sleeping space without relying on sofa beds or bunk rooms. The six bathroom facilities include five en-suites and an additional shower room beside the main living areas.

Outside, extensive lawns surround the house, with a walled garden, paved terraces and outdoor dining space. Up to two dogs are welcome and the landscaped driveway has parking for five cars. Bantham Beach, village facilities, Thurlestone and coastal walking routes are all within easy reach.

Who is Burnt House Best For?

Burnt House works particularly well for a large family or group of friends who want conventional bedroom accommodation rather than bunk rooms, sofa beds or annexes. All ten guests have a permanent bed and every bedroom has its own bathroom or shower room, which is a considerable advantage when several adults are sharing a property.

The three king-size rooms and two twins also give the house a flexible layout for couples, children, teenagers or adults travelling separately. Its position near Bantham should appeal to groups interested in surfing, beach days and coastal walking, while the extensive garden and large lounge provide plenty of space when everyone is back at the house.

Bedrooms & Bathrooms at Burnt House

Burnt House has five bedrooms and six bathroom or shower facilities arranged across its split-level layout. All ten guests have permanent bed space and every bedroom has its own en-suite, making the property particularly straightforward for a larger adult group as well as families.

Group Accommodation Layout

Bedroom Location Bed Arrangement Bathroom Sleeps
Bedroom 1 Upper sleeping level King-size bed En-suite bathroom 2
Bedroom 2 Upper sleeping level King-size bed En-suite bathroom 2
Bedroom 3 Upper sleeping level Twin 3ft beds En-suite bathroom 2
Bedroom 4 Upper sleeping level Twin 3ft beds En-suite shower room 2
Bedroom 5 Lower ground floor King-size bed En-suite shower room 2
Total   5 permanent bedrooms 5 en-suites 10

How does the layout work for a group of 10?

Burnt House is one of the more straightforward ten-person properties in the Large Cottages collection. No guest needs to sleep in a lounge, on a sofa bed or in a bunk room.

Six guests can use the three king-size bedrooms, while the two twin rooms provide separate beds for another four guests. This makes the property suitable for five couples if the occupants of the twin rooms are happy with separate beds, as well as for families and mixed groups.

The fifth bedroom is on the lower ground floor and has its own en-suite shower room. An access statement is available from the booking provider, but there are steps around the property and entrance, so I would not automatically classify Burnt House as Accessible Accommodation.

Bathroom Layout

Bedrooms 1, 2 and 3 each have an en-suite bathroom with a shower over the bath.

Bedroom 4 has an en-suite shower room with a large shower.

The lower-ground-floor Bedroom 5 has its own en-suite shower room.

There is also a separate shower room and WC beside the principal living areas, bringing the total to six bathroom or shower facilities.
