Overview of Dunedin Cottage

Dunedin Cottage occupies an exceptional position directly on Dittisham Quay, placing guests only steps from the River Dart and giving the house uninterrupted views across the water towards the Greenway Estate, discover more of our large holiday homes for groups in Dittisham here.

The property sleeps eight through an unusual combination of the main three-bedroom house and a separate twin-bedroom studio at the far end of the garden. This arrangement gives families or friends considerably more flexibility than a conventional four-bedroom cottage, particularly when grandparents, teenagers or another couple appreciate having a separate sleeping and sitting space.

Inside the main house, the accommodation rises over three floors. A spacious entrance hall on the ground floor has room for wet-weather clothing, canoes and paddleboards, making it especially useful for a waterside holiday. Bedrooms occupy the first floor, while the principal social spaces are above them to make the most of the river views.

The separate sitting room overlooks the Dart and has a log burner for cooler evenings. Alongside it, the kitchen diner seats all eight guests and opens directly into the rear garden.

Outside space is another major part of the appeal. At the front, a gravel patio sits beside the quayside and provides seating for drinks beside the river. Behind the house, a lawn and paved dining terrace lead to the separate studio, which has its own deck.

Dittisham's Ferry Boat Inn, Anchorstone Café, pontoon and river activities are virtually on the doorstep, while the ferry across to Greenway creates one of the easiest and most enjoyable days out in the area.

Who is Dunedin Cottage Best For?

Dunedin Cottage is particularly well suited to a multi-generational family or two families sharing because the separate garden studio creates a distinct fourth bedroom area away from the main house.

Within the main property there is one king bedroom and two twins. The studio adds another twin bedroom with its own shower room and separate sitting room, giving two guests considerably more privacy than they would have in a standard fourth bedroom.

The layout also works well for groups of friends because six of the eight sleeping spaces are separate single beds.

Guests planning an active River Dart holiday should find the ground-floor entrance hall especially useful. There is enough space for equipment such as paddleboards and canoes as well as wet-weather and water-sports gear.

The property is directly on the quayside and does not have private parking, so it is best suited to guests who are happy to park elsewhere in the village and enjoy Dittisham largely on foot or by boat.

  • Two separate sitting areas for greater group flexibility

Facilities & Information at Dunedin Cottage

Dunedin Cottage has been arranged to suit its waterside position. The ground-floor entrance hall doubles as a practical equipment area, with enough room for canoes, paddleboards and other outdoor gear alongside the washer dryer and second freezer. A wet room on the same level makes returning from the river particularly straightforward.

The principal sitting room is on the second floor, where elevated windows take advantage of the views across the Dart. A large corner sofa and additional two-seater provide seating for the group, while the log burner adds warmth during colder stays.

The adjoining kitchen diner has an electric oven and hob, dishwasher, freestanding fridge, small freezer and microwave. The dining table seats all eight guests, and patio doors open into the rear garden.

At the far end of the garden, the studio adds a second sitting room with two sofas and a wall-mounted television. Its own decked terrace gives the two studio occupants another outdoor area.

Location & Things to Do Near Dunedin Cottage

Dunedin Cottage places guests directly at the heart of life on the River Dart. Dittisham is a small waterside village rather than a conventional seaside resort, and much of its appeal comes from being able to step outside and immediately watch boats, ferries and wildlife moving along the estuary.

The village pontoon is close to the cottage and is a popular place for crabbing with children. It is also the base for local boat hire, with motorboats, sailing boats, kayaks and paddleboards providing several ways to explore the Dart. Groups can head upriver towards Totnes or downstream towards Dartmouth, stopping at quiet creeks and riverside villages along the way.

Directly across the water is Greenway, the former holiday home of Agatha Christie. A small passenger ferry runs across from Dittisham on demand, making this one of the easiest attractions to visit without a car. Greenway combines the historic house with extensive riverside gardens, woodland and views back towards Dittisham.

Walkers can follow the Dart Valley Trail from Dittisham towards Dartmouth. The route is around five miles and includes steep sections, woodland and elevated views across the river, making it a rewarding option for a more active day.

Dartmouth itself brings a wider choice of shops, galleries, restaurants and historic attractions, together with Dartmouth Castle and further boat trips. Heading towards the coast opens up Blackpool Sands, the long shoreline at Slapton Sands and the wildlife-rich Slapton Ley National Nature Reserve.

Closer to home, the Ferry Boat Inn and Anchorstone Café are around 100 metres from the cottage, while Dittisham Community Store provides everyday essentials and locally sourced produce. This combination of village facilities, river activities and car-free days out makes Dunedin Cottage particularly appealing for groups who want the River Dart to be a central part of their holiday.
