Overview of Apple Barn
Apple Barn is a substantial five-bedroom barn conversion sleeping nine in Kingston, a peaceful South Devon hamlet surrounded by rolling countryside and close to the coast. With around an acre of enclosed gardens, generous indoor living space and the South West Coast Path and Bigbury-on-Sea nearby, it is particularly well suited to extended families and groups who want plenty of room both inside and out. See all of our large family holiday cottages near Bigbury-on-Sea here.
The farmhouse-style kitchen is one of the main gathering places, with an Aga, conventional oven and large dining table seating all nine guests. A separate sitting room provides another substantial communal space, with generous sofas, a wood-burning stove and French doors opening towards the patio and garden.
Five bedrooms give the house an unusually flexible layout for a group of nine. A ground-floor twin sits beside a bathroom, while upstairs are two king-size rooms, a bunk bedroom and a single. The principal bedroom also has an en-suite shower room and adjoining cot room.
The gardens are a significant part of the appeal. Mature shrubs and trees surround sloping lawns on two sides of the house, while the paved patio provides somewhere for outdoor meals and drinks.
Kingston itself has a traditional village pub within a short walk, while Wonwell Beach is approximately a mile away. Bigbury-on-Sea, Burgh Island and Bantham bring broad sandy beaches and watersports within easy reach, while nearby coast-path routes provide some of the South Hams' finest walking.

Who is Apple Barn Best For?
Apple Barn is particularly well suited to a multi-generational family because the ground floor includes a twin bedroom and adjacent bathroom as well as the kitchen and main living accommodation. Level access and an access statement are available, making it worth considering for guests with mobility requirements who have checked that the detailed arrangements suit their needs.
Two families can also divide the bedrooms easily. The two king-size rooms provide comfortable accommodation for parents, while the bunk room, twin and single give five separate sleeping spaces for children, teenagers or other family members.
The acre of gardens adds another major advantage for groups with children or a dog. There is considerably more outdoor room than at many coastal cottages, so days at home can be just as enjoyable as days exploring.
Walkers should also appreciate being able to reach countryside and coast-path routes from Kingston rather than driving to every walk.

Location & Things to Do Near Apple Barn
Kingston is an excellent South Hams base for a group that wants countryside on the doorstep but beaches and coastal walking close enough to become part of everyday life. The village sits within the South Devon National Landscape and is crossed by local footpaths leading towards the cliffs, Erme Estuary and South West Coast Path.
Wonwell Beach is approximately a mile from Apple Barn and makes an appealing destination on foot. It lies beside the Erme Estuary and changes dramatically with the tide, revealing broad areas of sand and opportunities for rock-pooling and exploring. The surrounding coast is comparatively undeveloped, giving walks from Kingston a very different feel from the busier resort beaches.
More ambitious walkers can follow routes towards Westcombe and along the cliff tops, where the coast rises above hidden coves and provides wide views across the Channel. A rewarding Kingston circuit of around 5.6 miles combines coast, estuary and countryside.
Bigbury-on-Sea is the obvious choice for a classic sandy beach day. Its broad sands face Burgh Island, which can be reached across the tidal causeway at low water or by the famous sea tractor when the tide covers the sand. Swimming, paddleboarding and other watersports are popular here.
Across the Avon Estuary, Bantham is another outstanding beach for surfing, bodyboarding and family days on the sand, with memorable views back towards Burgh Island.
Modbury is approximately 3.5 miles away for independent shops, cafés and everyday supplies, while the wider South Hams opens up further choices around Hope Cove, Thurlestone and Kingsbridge. This gives Apple Barn an excellent balance of quiet village life, walking and some of South Devon's best beaches.
